The full details

Renovations and new homes are where good electrical planning pays off for years. Get the power points, lighting and circuits right at the frame stage and you will not be living with extension leads, dark corners or a switchboard that has no room to grow. Flowstate Electrical Co does renovation and new home electrical across Shellharbour, Lake Illawarra, Wollongong and the Kiama coast, for homeowners and as overflow work for builders and other tradies.

Customers have told us we rewired their house for a renovation and fitted downlights inside and out on their new home. Both jobs started the same way: a walkthrough and a plan.

What is included

  • Electrical layout planning with you, your builder or designer
  • Rough in of cabling while frames are exposed
  • Fit off of power points, switches, lighting and fans
  • Switchboard upgrades and new circuits
  • Hard wired, interconnected smoke alarms
  • Smart lighting, doorbell cameras and app setup
  • Kitchen appliance circuits and cooktop and range hood installs

Signs it is time to call us

  • You have plans drawn and need an electrical layout
  • Your builder needs an electrician to fit their schedule
  • The old house wiring needs assessing before walls are closed
  • You are adding an extension, granny flat or second storey
  • You want to future-proof for a pool, sauna or outdoor kitchen

How the job runs

Plan

We sit down with the plans and walk through each room. Where will the bed go, and do you want USB outlets either side? Where does the TV sit? Which lights should be on dimmers? Would a ceiling fan suit the main bedroom? These questions sound small, but they decide how the house feels to live in.

Rough in

Once frames are up, cabling goes in for every point on the plan. We label cables clearly and photograph the walls before they are lined, which helps if you ever need to know where a cable runs.

Inspections and coordination

We work to the builder's program, communicate when we are on site and keep the job tidy. If you are owner-building, we help you sequence electrical with the plumber, plasterer and cabinet maker.

Fit off and handover

After plaster and paint, we fit everything, test it, and set up any smart lighting or apps. You get a walkthrough and the compliance paperwork.

Renovating an older home

Much of the Illawarra housing stock is older, from fibro cottages around Lake Illawarra to brick homes in Dapto and Unanderra. A renovation often uncovers original wiring, ceramic fuses or a meter box that needs attention. We assess this early so it does not surprise you mid-project. Our guide switchboard upgrade before renovating explains why we often start there, and the rewiring page covers the rest.

New estates

In growing areas like Calderwood, Tullimbar and Shell Cove, new homes often come with a basic electrical package. Many owners want to add outdoor lighting, extra power points, ceiling fans or smart features after handover. We can help with those upgrades without disturbing the finishes. See outdoor and security lighting and ceiling fan installs.

Things people often forget

  • Power points inside the pantry for appliances you want out of sight
  • A circuit for a future pool, spa or sauna, or at least conduit to the yard
  • Two-way switching at both ends of hallways and stairs
  • Power in the garage for a second fridge or workbench
  • Outdoor power points on the deck and near the barbecue

Adding any of these at rough in is simple. Adding them after the plaster is up means patching, painting and a lot more disruption to a finished room.
